OVERVIEW
PJ Dick provided construction management at risk services for the new Cool Springs Assisted Living, 113-unit, 137-bed Memory Support and Assisted Living Facility located in Bethel Park. The three-story, light-gauge framed building has a total building area of 98,676 square feet. The structure is comprised of EcoSpan bar joists, cold-formed metal framing and structural steel. The façade is utility brick and cement board siding with architectural roof lines. Other architectural details include a porte cochere entrance and brise soliel sunshades. The building features three fire places, wood trim throughout, and wood ceilings in multiple locations. Building HVAC systems include a variable volume and temperature (VVT), electric heaters, PTAC & VTAC units. A backup generator provides emergency power and a stormwater detention tank with infiltration trench controls the runoff from the facility’s hardscape.
